The Char-Cole-Gray (CCG) Ranch is located approximately 10 miles North of Boerne with frontage on FM 474. The ranch has been managed for both livestock and wildlife and cedar has been selectively cleared. The Guadalupe River forms the Western boundary of the ranch providing many recreational uses. There is a main house, guest house, barn with a climate controlled storage room, and three guest cabins. All of the improvements have been carefully built and restored to blend with the native hill country scenery. The ranch entry road is paved as well as parking around all of the improvements.
The custom built main home consists of approximately 2712 square feet and has an open living area, two bedrooms, 2 1/2 baths, two offices, laundry area, and a large storage room. The house has 2180 square feet of porches providing a fantastic outdoor entertainment area. The house was constructed in 2015 and was built with both quiet living and entertaining in mind. There is a three car garage and a 3 car carport as well.
Professional landscaping around the house provides a perfect outdoor entertainment area in both the front and rear yards. The yards and plants are low water use and are easily maintained. There is an outdoor grilling area that is covered and provides a great setting for cocktails, grilling, and dining.
The remodeled guest house sits above the river and provides a wonderful place for guests to stay away from the main house but just a short walk from the main house giving guests, and the ranch owner, privacy while still remaining close. The house has two bedrooms and two and two and a half bathrooms. The house was built in an open concept style with the living area, kitchen, breakfast area and dining area being close. The living area has a fireplace and cathedral ceiling with many windows providing a great view of the river pasture. The master bedroom is located just off the living area and has a fireplace, cathedral ceiling, private bath and a double shower. There is also his and hers closets and a dressing area. Upstairs is the guest bedroom and bath as well as a loft that overlooks the living area. And just a short walk away is approximately 1,800 feet of the Guadalupe River that provides numerous outdoor activities.
There are three cabins on the ranch that were built by Hill Country Classics, a builder who has been in business for a long time in the Hill Country and has a fantastic reputation as a solid builder. Each cabin is approximately 700 square feet with a kitchen/dining area, living room, bathroom, and laundry area. The cabins are a short walk from the main house and guest house but are still very private. If so inclined the new owner could use the cabins for a bed and breakfast or other similar uses. All of the cabins have a metal roof, central heat and air, fireplace, and carport. Landscaping is attractive and water wise. The cabins are accessed via a paved and private driveway that does no interfere with the main house or guest house.
Located behind the main house, the 3,000 square-foot barn on a slab that is used for storage and the ranch shop. There is a climate-controlled room in the barn used for storage, and above this room is a storage area as well. In addition there are two carports—one at the barn and one near the barn—that are used for storage of equipment.
